Property Management - Our Services

We offer management services for single-family homes and condominium units in the East Baton Rouge and surrounding areas.

~ Initial property viewing to determine the home's competitive status in today's market. Comparative market analysis of the property and area.

~ Market rent study; recommendations to Owner to improve property's marketability

~ Design & placement of advertising - including but not limited to flyers, newspaper ads, property sign

~ Website advertisement and Realtor MLS system for vacant property, until rented

~ Minimum once weekly vacant property check

~ Handle rental inquiries show vacant properties 7 days a week

~ Pre-screening of prospective residents prior to showing

~ Rental application processing (tenant screening) for all residents 18 years of age or older - credit/criminal/eviction search

~ Thorough lease review for tenants of all provisions prior to start date

~ Lease execution, collection of initial move-in monies (rent & security/pet deposit)

~ Move-in inspection of the property's condition at occupancy - signed by both tenant and property manager

~ Documents, final accounting, and all funds sent to Owner within seven (7) days of lease commencement

~ On-call availability 24/7 for property and tenant emergencies

~ Minimum monthly drive-by inspection of occupied property

~ Annual interior and exterior inspection with photos

~ Accounts payable/receivable processing monthly

~ Monthly and annual financial reports to Owner

~ Owner disbursements made by the 5th day of each month

~ Non-interest-bearing trust account for tenant security deposits

~ Arranging for routine maintenance

~ Owner consultation, as needed

~ Late notices to tenant, as needed

~ 1st phase of eviction action for non-payment of rent and/or lease violation, if required

~ Move-out inspection and security deposit reconciliation when tenant vacates

~ Lease renewals negotiated

~ 1099 reporting and processing annually
